A security deposit is an important tool for protecting your property against potential damages or unexpected situations during a guest's stay. This guide walks you through configuring a deposit and collecting it from your guests.
Configuring Your Security Deposit
Step 1: Log in to Your Holidu Account
Access your Holidu Account and select the property you want to configure a security deposit for. If you manage multiple properties, you'll need to set the deposit for each one individually.
Step 2: Navigate to Configuration
- Select "Configuration" in the upper left side of your dashboard
- Click on the "Pricing" section
Step 3: Set Your Security Deposit Amount
- Scroll down to "Additional Fees" and select "Edit"
- Add or update your security deposit amount in the pop-up window
- Click "Save" to apply the deposit to your property
How to Collect a Security Deposit
Once configured, you have several options for collecting the deposit from your guests. Always communicate your chosen collection method clearly in your arrival information to avoid confusion at check-in.
Collection Methods
- Cash on Arrival: Request payment when the guest arrives. This straightforward method ensures collection before check-in.
- Bank Transfer: Ask for a transfer a few days before arrival. This requires advance planning and clear communication with guests.
- Payment Apps: Use digital payment apps like Bizum (Spain), Swikly (France), or PayPal for faster transactions.
Collection Best Practices
- Collect the deposit before allowing guests to check in for maximum protection
- Offer flexibility—some guests prefer digital payments while others prefer cash
- Return the deposit no later than 14 days after checkout, once you've inspected the property and confirmed it's in good condition
Important Considerations
Existing Bookings: Bookings made before you configure a deposit are not affected. You cannot charge a different amount than what was set when the guest booked.
Airbnb Bookings: Security deposits are not applicable for Airbnb bookings—they are handled entirely by Airbnb. You are strictly forbidden from charging any additional security deposit to Airbnb guests.
Booking.com: While Booking.com may display that deposits must be collected via bank transfer 7 days before check-in, you retain the flexibility to collect in cash at arrival if you prefer. The host is always responsible for collecting and managing the security deposit.
