FAQ - Land Registration Number for Italian Properties (LRN)
Why Does Holidu Need Your Land Registration Number (LRN)?
To comply with new tax regulations, Holidu must collect the Land Registration Number (LRN) from all private hosts for whom we handled tax payments in the previous fiscal year, and we will continue to require it for upcoming years. This number is required to issue the Certificazione Unica (CU), an official tax document. Providing your LRN helps us meet legal requirements smoothly.
Who Needs to Add Their LRN?
Every private host that has received at least one confirmed (and not cancelled) booking in the previous fiscal year and for whom Holidu acted as taxpayer must add their LRN.
Important note: Hosts who have discontinued their cooperation with Holidu but have still received at least one confirmed booking are also obliged to add the land references.
Where Can I Find the Land Registration Number?
The Land Registration Number can be found in several documents and online resources. Here are the main sources:
1. Deed of the Property
Your property deed contains your LRN. You can locate this information on the document itself.
2. Revenue Agency (Agenzia delle entrate) Website
You can access your land registration data through the Revenue Agency's online services. Follow these steps:
- Visit the online services of the Revenue Agency website
- Log in with your SPID or CIE digital identity
- Select "consultazioni ipo-catastali" from the home page suggestion list
- Click on "Search" in the table corresponding to your name
- Click on "Search" under the Properties field
- You should now be able to see the cadastral data of all your properties
3. Visura Catastale Document
You can obtain this official cadastral document in the following ways:
- At any provincial office - Land Registry
- At a decentralised land registry office
- Telemetrically, via the online services of the Revenue Agency website (follow the process described above and select "Richiedi visura")
4. CIN Certificate
If you have recently obtained a CIN (Codice Identificativo Nazionale) certificate, the Land Registration Number is displayed on the second page. To access your certificate:
- Access the BDSR Database with your SPID or CIE
- Click "Scarica PDF protocollato" to download your certificate
- Locate your LRN on the second page
How Do I Add the LRN in the Holidu Host App?
Adding your Land Registration Number is straightforward. Follow these steps:
- Log into your Holidu Host account and select the property for which you want to enter the LRN
- Click on "General Information"
- Click "Edit" next to the "Property Information" section
- Enter the Land Registration Number codes in the corresponding fields
- Click "Save"
Important reminders:
- If you have multiple properties, you must complete this process for each property
- For multi-unit properties, you need to enter the LRN for each individual unit under the "Unit Information" section
When Do I Need to Fill in My LRN?
We need your Land Registration Number to prepare the Certificazione Unica (CU) statement, which must be submitted by March 6, 2025. We kindly ask you to add your LRN as soon as possible to ensure we can meet this regulatory deadline.
What Happens If I Don't Comply with the Deadline?
Without the Land Registration Number, the tax declaration for your property(ies) that we submit to the Italian Tax Authority will be incomplete. We cannot be held liable for any consequences this may have on you or your tax obligations.
I Already Gave You My CIN, Why Do You Need LRN Too?
CIN (Codice Identificativo Nazionale) is a mandatory license number that all properties in Italy must have to operate legally for short-term rentals. The Land Registration Number is a different, unique identification number assigned to every property that you can find in multiple documents in your possession. It is specifically needed to issue the CU declaration (Certificazione Unica) in compliance with Italian tax law.
I Already Added It in the Holidu Host App a Few Weeks Ago. Why Are You Writing to Me Again?
Unfortunately, the format you previously submitted may not have been valid or did not match the required format for our tax filing system. Please insert it again, making sure to follow the correct format for your Land Registration Number.
What If I Don't Have All 5 Numbers Required?
Every property registered in Italy must necessarily have three core components: the 'Codice Comune' (municipal code), 'Foglio' (map sheet number), and 'Particella' (plot number). Some properties, however, may not have values indicated in the fields 'Sezione Urbana' (urban section) and 'Subalterno' (sub-property). In such cases, these fields can be left blank. We kindly ask you to carefully check your documents to indicate the correct references.
