Understanding the CIN Requirement

How can I request the CIN?

To get your CIN, visit the Banca Dati Strutture Ricettive (BDSR) platform at the official Italian government website. You'll need SPID (Sistema Pubblico di Identità Digitale) or CIE (Carta d'Identità Elettronica) to log in. Once you verify your property details, you can apply for the CIN. Is the CIN mandatory for everyone?

Yes, the CIN is required for all types of accommodation. Starting November 2, 2024, it is mandatory for:

  • Hosts and managers of hotel and non-hotel tourist facilities as defined by current regional regulations and the autonomous provinces of Trento and Bolzano
  • Lessors of residential properties for tourism or short-term rentals (as defined in Decree-Law No. 50/2017 converted, with modifications, by Law No. 96 of June 21, 2017)

If I already have a regional or provincial identification code, do I still need the CIN?

Yes, if you already have a regional or provincial code, you must still obtain the CIN. You are required to display both codes on your property and in your listings.

I read my regional code will automatically become a CIN. Is this true?

Currently, you must apply for the CIN separately. Regional codes will not automatically convert into CINs. You need to request your CIN through the BDSR platform.

I don't have a regional code. Do I need the CIN?

Yes, you must request the CIN even if your region doesn't require a provincial or regional identification code. However, if your region requires one, you must obtain that first before applying for the CIN.

I have an 'agriturismo'. Do I need the CIN?

Yes, all properties, including agriturismi, must apply for the CIN, even if the regional regulations don't explicitly specify this requirement.

Timelines and Compliance

What is the effective date for the CIN regulations?

The CIN regulations came into effect on November 2, 2024. All properties must have obtained a CIN by January 1, 2025. Since this date, you are subject to penalties for failure to obtain, display, or publish the CIN.

What are the penalties if I don't get the CIN by January 1, 2025?

Failing to comply with CIN requirements carries significant penalties. You could face fines up to €8,000 for landlords, and €5,000 if the CIN isn't listed in your property information. Your listing may also be removed from booking platforms.

Displaying and Managing Your CIN

Where do I display the CIN?

The CIN must be displayed in two places: outside your building where it is clearly visible to guests, and included in every short-term rental listing, both online and offline. This ensures compliance with Italian tourism regulations.

I already have the CIN. How do I enter it on Holidu?

Follow these steps to add your CIN on Holidu:

  1. Log in to your Holidu host account at https://host.holidu.com/app
  2. Select your property from your dashboard
  3. Navigate to "Configuration" and click on "General Information"

How should the CIN be displayed outside my building?

The CIN should be clearly visible outside the building, complying with local urban and landscape regulations. If posting a physical sign isn't possible, other methods to display the CIN are acceptable as long as it remains visible to guests and authorities. The display must meet municipal requirements in your area.

Safety Requirements

Which properties must meet the new safety standards?

All short-term rental properties (whether managed commercially or not) must have the following safety equipment:

  • Combustible gas detectors
  • Carbon monoxide detectors
  • Fire extinguishers

Properties managed as businesses will also need to meet additional safety installation standards beyond these basic requirements.

When do I need to comply with the safety requirements?

The deadline for meeting all safety standards is January 1, 2025, the same date as the CIN deadline. Ensure your property is fully compliant by this date to avoid penalties.

My building already has fire extinguishers. Do I need them in my property too?

Yes, each individual property must meet the safety requirements independently. Even if your building has communal fire extinguishers, your specific rental unit must be equipped with its own fire extinguisher and the required gas and carbon monoxide detectors.
