If you're offering short-term rentals in Spain, obtaining a Unique Registration Number (NRA) is now mandatory for your property to be listed legally on any rental platform, including Holidu. This comprehensive guide will walk you through everything you need to know about the NRA, how to obtain it, and how to upload it to your Holidu account.
What is the NRA and the Ventanilla Única Digital?
The Ventanilla Única Digital de Arrendamientos (Digital Single Window for Rentals) is an official platform created by the Spanish Ministry of Housing. It centralizes the registration of all short-term rental properties in Spain.
The NRA (Número de Registro de Alquiler) is a unique identifier that every property used for short-term rentals must have to be listed legally on any rental platform, including Holidu. Without a valid NRA, your property cannot be published on our platform.
How do I obtain a Unique Registration Number (NRA)?
Obtaining your NRA involves several steps. You can find the complete process detailed in this video tutorial (in Spanish). Here's a quick summary of what you'll need and how to proceed:
Prepare Your Documents
Before you begin the application process, gather the following documents:
- Código Registral Único (CRU) - a 14-digit numerical code
- Cadastral Reference (or Boat ID if applicable)
- Any local license or tourist authorization required by your region
- Vacation rental license (licencia de alquiler vacacional) and/or "declaración responsable" (if applicable)
Note: Please be advised that there may be a fee associated with obtaining the NRA.
Step-by-Step Application Process
Step 1: Access the Official Registration Platform
Go to the Sede Electrónica del Colegio de Registradores (Electronic Headquarters of the College of Registrars).
You must be subscribed to the online filing service of the College of Registrars. If you are not yet subscribed, register by clicking the corresponding link.
Step 2: Log In with Your Digital Certificate
If you are already registered, log in using your digital certificate, as it is the best option for completing the process online.
Step 3: Select NRA Option
Select the option "Número de Registro de Alquiler" from the available services.
Step 4: Begin the Application
Click on "Presentación Telemática" and start filling out the form.
Step 5: Choose Application Type
When asked what you wish to do, select "Nueva Presentación" (New Application). Then, in the next step, choose the option "Asignación de Número de Registro de Alquiler de Corta Duración" (Assignment of Short-Term Rental Registration Number).
Step 6: Download Application Form
Click on "Descargar instancia de presentación" to download the application form that you'll fill out with your property details.
Step 7: Complete the Application Form
Fill out all mandatory fields in the application form. Here are key details to keep in mind:
- The form should be filled out with the owner's information. A representative can also upload the form on behalf of the owner by entering their information in the designated section.
- The sections "Expone" (Explains) and "Solicita" (Requests) are automatically filled out.
- Enter your Código Registral Único (CRU) in the corresponding field.
- Identify your property's address: as you type the address, suggestions will appear. Once you select the correct address, the location will display on a map and the remaining fields will be auto-populated.
- Add your cadastral reference.
- Complete all specific property details.
- Add the place, date, and sign the document using "Autofirma" software (which you may need to download if not already installed).
- Download the signed document for inclusion in your application.
Step 8: Upload Supporting Documents
Continue with the final sections of the application and attach the following documents:
- The filled-out and signed form you downloaded in previous steps
- A copy of your vacation rental license (licencia de alquiler vacacional)
- Your "declaración responsable" (if applicable)
Step 9: Save and Continue
After filling out all required information, click on "Guardar y continuar" (Save and Continue).
Step 10: Sign and Submit
Make sure to sign all documents using your digital certificate, then click on "Enviar" (Send) to submit your application.
Step 11: Confirmation Receipt
You will see a confirmation message that your application has been submitted correctly.
Step 12: Check Email and Receive Provisional NRA
You'll receive an email with a link that will take you to the "Sede Electrónica." On the right side of that page, there's an option to download a PDF document with your temporary NRA, which you can use immediately while awaiting final approval.
Receive Your Final NRA:
- A provisional NRA will be sent by email immediately
- Once your application is fully reviewed and approved, you'll receive your final validated NRA
How to Upload the NRA to Your Holidu Account
Once you have obtained your NRA, you need to upload it to your Holidu account to complete your listing setup. There are two ways to do this:
Method 1: Through General Information Settings
Step 1: Log Into Your Holidu Account
Log into your Holidu Host Account
Step 2: Select Your Property
Select the property you want to update with the NRA.
Step 3: Access General Information
Click on "General Information" and select "edit."
Step 4: Enter NRA and Save
Scroll down to find the NRA field, enter your number, and click "Save."
Step 5: Repeat for Each Property
Submit the NRA for each property you own that requires one.
Method 2: Through the Top Banner Quick Access
Step 1: Use the Banner Prompt
In your Holidu Host Account, you'll see a banner at the top prompting you to add your NRA for compliance.
Step 2: Access the NRA List
When you click on "Check the list," it will take you to a page where you can enter the NRA for each of your properties.
Step 3: Complete and Continue
After entering all NRA numbers, click "continue" and you're all set.
Step 4: Verify Format
If you enter an incorrect NRA format, you'll see an error message. Make sure the number follows the correct structure before resubmitting.
NRA Exceptions
Not all short-term rental properties in Spain require an NRA. Holidu follows the interpretations published by the Spanish central government and the Autonomous Communities (CCAA) to determine whether an NRA is required.
If a property is exempt from having an NRA, the corresponding NRA field will be hidden in your Holidu account. However, if the system detects that the property is not exempt from having an NRA, the NRA field will be marked in red with the label "Required field." To proceed with adding the NRA, simply click on the provided link.
Rural Properties Exempt from NRA Requirement
The following are examples of properties that currently do not require an NRA number. Please note that interpretations may change over time depending on agreements between the Autonomous Communities and the central government, so always verify the most recent guidance when in doubt.
Cantabria:
- Rural Houses (CR)
- Rural Inns (PR)
Catalonia:
- Rural establishments with licenses: PL, PCC, PT, PG, PTE, PB, and PVA
Balearic Islands:
- Agrotourism properties (AG)
- Inland tourism properties (TI)
Canary Islands:
- Emblematic Houses (A-35)
- Rural Houses (CR)
Mandatory Requirements for Property Publishing
Properties cannot be published on Holidu without a correctly entered NRA. Any missing or incorrect NRA entries will prevent your listing from going live. This requirement ensures compliance with Spanish regulations for short-term rental properties.
