How can I set extra fees?
If you need to charge extra fees for your property, it’s important that potential guests know about them upfront. By law, guests must be informed of all fees and their exact amounts before confirming a booking.
Additional Fees
You can find and manage all extra fees directly in the “Additional fees & Protection” section of your Holidu listing.
Here are the types of fees you can set:
- Cleaning fee – A fixed amount you always charge your guests for end-of-stay cleaning. Please note that the cleaning fee is never collected by the host on-site, it is paid by the guest at the time of booking through the platform used for the reservation.
- Security deposit – A fixed amount you collect to cover possible damages to your property (highly recommended). This must be charged before or at check-in and is refunded unless damages occur. (For Airbnb bookings, this is handled under their AirCover protection.)
- Additional fee per guest, per night – An extra charge for each guest beyond a certain number (up to the property’s maximum capacity). This can help you offer lower prices for smaller groups while keeping the full property available. (Example: A 4-bedroom villa must have all rooms accessible, even if booked for only 3 guests.)
- Advice on the amount of additional guest fee to set – We suggest setting an extra fee per person per night, calculated by dividing the configured nightly price by the number of guests for the minimum occupancy. This approach ensures that your pricing remains both reasonable and competitive. (Example: The house is for 14 guests, and you want to configure a fixed cost for 8 guests. The nightly price is €200 for 8 guests. We recommend the following calculation: €200/8 = €25. Therefore, it is recommended to add €25 per person per night as an extra charge for guests beyond the initial 8). While you may opt for a lower fee, it is advised not to exceed this maximum amount.

- Taxes – Any mandatory governmental or regional tax (Eco tax, Tourism tax, Camping tax, Other tax).
- Important: The amount applicable on the day of check-in, as per local regulation, is the valid one, even if it changed since the booking was made.
- We recommend printing the updated local regulation and displaying it at your property so guests are aware of the correct amount.
- Depending on the platform or region, these taxes may be collected on-site or automatically included in the booking price.
- Airbnb exemption: In some municipalities, Airbnb collects and declares the City Tax on your behalf. (Please note that this is not valid in all locations.)
- Important: The amount applicable on the day of check-in, as per local regulation, is the valid one, even if it changed since the booking was made.
How to set these fees:
- Log in to your Holidu account and select the property you want to edit.
- Go to Configuration → Additional fees & Protection, then click Edit.
- Enter the fees you want to apply.
- Click Save at the bottom of the page when you’re done.
Amenities with extra fees
In the “Additional fees & Protection” section, you can also add charges for certain amenities. Options include:
- Bikes / E-bikes
- Electricity fee*
- Pets fee
- Bed linen
- Towels
- Beach/pool towels
- Breakfast
- Crib
- High chair
How to set these fees:
- Log in to your Holidu account and select the property.
- Go to Configuration → Additional fees & Protection.
- Scroll down to Amenities with extra fees and click Edit.
- Enter the applicable fees and save your changes.
Note: Booking.com automatically charges fees for bed linen, towels, and electricity. Other platforms may require you to collect these fees on-site. You can check the details for each booking under the “Bookings” section of your Holidu account.
Non-configurable fees
Some fees can’t be set up directly in your Holidu account (e.g., a late check-in fee).
If you want to charge for these services, reach out to our team. We can add a note in your property description stating that an additional fee will be due upon arrival if the guest requests the service.
*By law, and according to platform rules, you cannot charge fees based on consumption units (e.g., per kWh, litre, or kg), but must be set All fees must be set per night or per stay
