How to Change the Property Owner
Changing the property owner in Holidu means transferring a property from one account holder (host) to another. This ensures that payouts, contracts, and responsibilities are correctly assigned.
1. What “Changing the Owner” Means
- The owner in Holidu is the account holder (host).
- Changing the owner means migrating a property from the previous account holder (current host) to the new account holder (new host).
- This process requires a signed contract with the new account holder.
2. Rules and Conditions
- One property at a time – bulk transfers are not possible.
- Independent contract – the new account holder must sign their own contract (independent of the previous one).
- Bookings confirmed before the change:
- Invoiced and paid to the previous account holder.
- Bookings confirmed after the change:
- Invoiced and paid to the new account holder.
- Onboarding fee:
- Charged only once per property.
- If already charged to the previous account holder, it will not be charged again.
- If it hasn’t yet been charged (because no bookings were made), it will be deducted from the new account holder’s first payout after their first booking.
3. Impact on Payments and Invoicing
- Previous account holder: Receives payouts and invoices for all bookings confirmed before the migration date.
- New account holder: Receives payouts and invoices for all bookings confirmed after the migration date.
